How it's calculated

Gross monthly income is the annual income divided by 12. The front-end allowance is that income times the front-end ratio. The back-end allowance is the income times the back-end ratio, minus the other monthly debt payments. The housing payment cannot exceed the smaller of those two allowances. That payment covers principal and interest, property tax, insurance, and HOA dues. The loan payment uses the same fixed-rate formula as the mortgage calculator.

Payment = P × r ÷ (1 − (1 + r)−n)
P = price − down payment, r = rate ÷ 12, n = months

Questions

What do the front-end and back-end ratios mean?

The front-end ratio is the housing payment divided by gross monthly income. The back-end ratio is the housing payment plus your other monthly debt payments, divided by that same income. The lower allowance is the one that limits the home price.

What are the comfort levels?

Conservative starts at 28% front-end and 36% back-end. Standard starts at 31% and 43%. Stretch starts at 36% and 45%. You can edit either ratio. A lender can use different limits.

What is included in the monthly housing payment?

Principal and interest on the loan, monthly property tax from the rate you enter, homeowners insurance, and HOA dues. The loan is the home price minus the down payment.
